This feasibility study explored the transformation of a significant historic estate into a luxury boutique hotel through the sensitive adaptation of its existing buildings and landscape. The work examined how heritage conservation, contemporary hospitality and commercial viability could be integrated within a coherent masterplan, creating a destination that respected the site's character while supporting its long-term future.
The concept considered the reuse of the principal buildings for guest accommodation, dining and hospitality, alongside carefully designed contemporary interventions where required. Throughout the study, particular emphasis was placed on preserving the legibility of the historic fabric, minimising intervention, and ensuring new additions remained clearly identifiable yet complementary to their setting.
Alongside the architectural proposals, the feasibility explored operational planning, guest experience, servicing, circulation, landscape strategy and phased development. By testing multiple options at an early stage, the study demonstrated how careful masterplanning and conservation-led design can unlock the potential of historic estates while balancing heritage significance with the expectations of modern hospitality.
