
Supporting the Delivery of Edinburgh’s First Ruby Hotel
When we were approached to support the delivery of a new hotel opposite the iconic Edinburgh Castle, within a World Heritage Site, we jumped at the opportunity. At Oran Architecture, we relish projects that challenge us both creatively and technically. With a design and Planning Approval in place, Hunter REIM approached us to assist with the delivery of their new Ruby Hotel on Princes Street, and we were delighted to become involved. Situated in the very heart of Edinburgh, this £100 million development represents a rare opportunity to contribute to one of the country’s most historically and culturally significant streets.
Princes Street was always one of the capital’s great civic stages, but like many high streets in the 21st Century, its retail offering has faced increasing pressure. This project therefore provides an opportunity to reinvigorate the western end of the street, introducing a contemporary intervention that complements the existing historic fabric while supporting renewed activity and vitality.
The approved design brings forward an articulated roofscape, enhanced shopfronts recreating historic façades, and improved street-level activation.
Working within a World Heritage Site, directly opposite Edinburgh Castle, demands careful stewardship and a collaborative approach. We are pleased to be supporting a wider consultant and contractor team in delivering a project of this significance, one that respects its context while looking forward.
With work on site progressing, our focus is on delivery, and we look forward to seeing the project come to life ahead of its anticipated opening in 2029.
